Purpose of SDA Property

 

The purpose of SDA Property under the NDIS is to establish a new SDA compliant property onto the market to accommodate someone with a disability, to meet their disability needs in a compliant way.

The Australian Federal Government prefer NEW BUILDS, not refurbishments and penalise a refurbishment with high costs needing to be spent, if you wish to access SDA funding.

Please save us all time and read this article before you contact us, or any other groups asking if you can use an existing dwelling for NDIS purposes. OR be prepared to pay a consultation fee for the time you will need and intellectual property you would want to access, before you ask questions for which there are answers available to you.

If it is already built as a residential dwelling; do you know that you have to spend a minimum of the amounts indicated in the table below, in order to qualify for any SDA funding. This table is out of date but is a sound guide, please refer to it prior to making contact.

What does this table demonstrate?

 

It tells you that the Government want a new build, compliant to today’s compliance requirements otherwise why make it financially punitive and disincentivise it?

Why would anyone choose to spend say over $600,000 refurbishing a home, paying a consultant to consult to ensure you get it right, paying an architect to draw up plans to ensure they are SDA compliant, finding a team to do the refurbishment?

For majority of properties out there, you wouldn’t unless you do not believe what is shared with you here today.

It just makes so much investment sense to build new, from scratch, on a generous floor plan that will attract a participant(s), and hold onto them for a long period, in what they would call their forever home.

The table above dates back to 2022, since then, there is new compliance plus a strong and recommended shift to include Fire Sprinklers – add on more $’s onto the above.
